01 / Turnkey solutions

One agreement replaces a dozen separate contractors.

A conventional project means hiring an architect, a contractor, an electrician, a plumber and a carpenter, then coordinating them yourself. On a turnkey project we take that on: one scope, one programme and one team answerable for the result.

02 / Who it is for

Homes and
commercial spaces.

Turnkey delivery suits clients who want a finished building without managing the work day to day.

Residential turnkey

Houses, villas and apartments designed, built and finished, ready to move into.

Commercial turnkey

Offices, shops, restaurants and clinics delivered ready to open for business.

03 / What is included

Everything under
one agreement.

Each part of the project is designed, priced and built by the same team, with nothing left for you to arrange separately.

08 / Questions

Good to know
before we start.

Answers to the questions clients ask most often about turnkey projects.

What does turnkey mean?

A turnkey project is one where a single company takes responsibility for design, construction and finishes. You approve the design and the specification, and receive a building that is ready to use.

What is included in a turnkey agreement?

The scope is written into your agreement and specification schedule. It normally covers design, structure, electrical and plumbing work, finishes and fixed joinery. Loose furniture, appliances and furnishings can be added if you want them.

Can I choose my own materials and finishes?

Yes. You select finishes, fittings and colours during the design stage, and your choices are recorded in the specification schedule before the cost is agreed.

Is turnkey more expensive than hiring separate contractors?

Not necessarily. Separate contractors can look cheaper at the start, but gaps between their scopes, delays and rework often add cost. A turnkey agreement sets out the full scope and cost before work begins.

How are payments scheduled?

Payments are linked to stages of the work, such as foundations, structure and finishes. The schedule is set out in your agreement.

Can you finish a house where the grey structure is already built?

Yes. We survey the existing structure first, report anything that needs attention, and then design and price the finishing work.
